Water Heater Inquiry

Q: Hello all, I need to replace my water heater and I?m weighing the options... I?d like to consider a solar water heater, but first I?d like to know if anyone has any experience with them and if so, are there any covenant guidelines/restrictions on their use/placement (of the solar panel) for Swanton Hill. Many thanks.

A: My experience with solar water heaters is that they work really well when the sun is shining, and when installed on the southern facing side of your roof. You would still need to have a back-up water heater to heat most of the water you would use during a typical day. You may want to look into water heaters that heat the water on demand... the most costly thing about traditional water heaters is keeping 40 gallon of water hot 24 hours a day, 7 days a week. If you decide to go with a solar system, please let the Board know what exterior alternations will be required. It's a very exciting idea, and I'm sure that the Board would want to be as supportive as possible. Have you explored tankless water heaters? They are more expensive than traditional models, but the last time I checked, there was a bunch of incentive programs (county, state, federal?) that offset the cost substantially.
